In most cases no. subject to brokerage approval, builder policy, and written terms. Your agent must usually be registered with the builder *before* your first visit. Walking in alone first can forfeit independent representation.

What’s the difference between occupancy and final close?

Occupancy is when you move in (for condos/stacked towns); you pay the builder occupancy fees (estimated mortgage interest + property tax + maintenance) until the registration date. Final close is when title transfers and your mortgage funds. Freehold detached typically have just a final close.

What about assignments?

Some Milton builders allow you to assign your pre-construction contract before closing; some don’t. Fees and tax treatment depend on the contract and CRA’s rules. Consult lawyer + accountant before assigning.
