What does it cost me to use a buyer’s agent?
In most Ontario transactions, buyer representation is at no direct cost to the buyer (it’s structured through the listing agreement and brokerage). All compensation is disclosed in writing under a buyer representation agreement before showings or offers. Subject to brokerage approval and written terms.
I’m pre-qualified, not pre-approved. Same thing?
Not at all. Pre-qualified = a rough number based on what you told the lender. Pre-approved = the lender pulled credit, verified income, and committed (subject to property) to a maximum amount and a rate hold (usually 90–120 days). In Halton, most properties worth offering on require pre-approval to compete.
How much down payment do I actually need?
Up to $500K: minimum 5%. $500K–$1.5M: 5% of first $500K + 10% of the rest. Over $1.5M: 20% minimum. Less than 20% adds default insurance to your mortgage. Plus 1.5–2.5% of price for closing costs.
Will you push me to look at homes I can’t afford?
